What Is a Turnkey Interior Project and Is It Right for You?
If you have ever renovated a home in Bangalore, you know the drill: one contractor for civil work, another for electricals, a carpenter recommended by a neighbour, a separate shop for tiles, and you in the middle of it all, taking calls during meetings and making site visits on weekends. A turnkey interior project removes that juggling act. One team takes your home from an empty shell to a finished, move-in-ready space, and hands you the keys at the end.
But turnkey is not the right fit for every homeowner or every project. This guide explains what a turnkey project really includes, how it differs from other ways of working with a designer, and how to tell whether it suits you.
What “turnkey” actually means
The term comes from the idea that all you have to do at the end is turn the key and walk in. In a turnkey interior project, a single firm is responsible for the entire job: design, drawings, material selection, procurement, coordination of every trade on site, quality checks and final handover.
Instead of signing separate agreements with five or six vendors, you sign one. Instead of chasing different people when something goes wrong, you have one point of contact who is accountable for the result.
What is usually included
The exact scope varies from firm to firm and project to project, so always read the proposal carefully. A complete turnkey scope typically covers:
- Design development — space planning, mood boards, 3D visualisation and detailed working drawings.
- Civil and services work — wall changes, false ceilings, flooring, plumbing and electrical rerouting.
- Joinery and furniture — modular kitchens, wardrobes, storage units and custom furniture.
- Finishes — paint, wall treatments, tiles, stone, hardware and sanitaryware.
- Lighting and fixtures — the lighting plan, fittings and installation.
- Procurement — sourcing materials and products, managing deliveries and checking quality.
- Site supervision and project management — scheduling every trade, daily coordination and quality control.
- Handover — deep cleaning, a final snag list, and documentation such as warranties and care instructions.
Some projects also include soft furnishings, décor and styling, so the home is ready to live in from day one. Ask whether these are part of the package or quoted separately.
Turnkey vs design-only vs managing it yourself
There are broadly three ways to get a home designed and built out:
- Design-only (consultancy). The designer gives you drawings and specifications. You hire and manage the contractors yourself. This works if you have time, contacts and patience, but the gap between the drawing and what gets built is your problem to manage.
- Design plus supervision. The designer designs and visits the site periodically, but you still contract the vendors directly. Responsibility is shared, which can blur accountability when timelines slip.
- Turnkey. One firm designs, builds and delivers. You make the key decisions; the firm executes and is answerable for cost, quality and schedule.
The advantages of a turnkey project
- Single-point accountability. When something is not right, there is no finger-pointing between the carpenter and the electrician. One team owns the fix.
- Design intent survives construction. The people who drew the details are the ones checking that they are built correctly, so the finished space looks like the 3D view you approved.
- Better cost control. A clear, itemised scope agreed up front reduces the surprise bills that pile up when work is split across many vendors.
- Time saved. For working professionals in Bangalore, the biggest benefit is often simply not having to be on site every other day.
- Predictable timelines. Trades are sequenced by one planner, so the painter is not waiting for the carpenter who is waiting for the electrician.
When turnkey may not be the best fit
Turnkey is not always the answer. It may not suit you if:
- You only need a small, contained job — repainting one room or replacing a single wardrobe, for example.
- You already have trusted contractors and enjoy managing the work yourself.
- You want to source every material personally and are comfortable handling vendor follow-ups.
- Your budget can only stretch to design advice right now, with execution planned for later.
In these cases, a design consultation or design-only engagement may give you better value.
How a turnkey project typically runs
- Brief and site visit. The team measures the space and understands how you live, what you need and what you want to spend.
- Concept and layout. Space plans and a design direction are shared for your feedback.
- Detailed design and quotation. 3D views, material selections and a line-item quotation are finalised and signed off.
- Execution. Civil work, services, joinery and finishes proceed to an agreed schedule, with regular progress updates.
- Quality checks and snagging. The space is inspected and every defect is listed and closed out.
- Handover. The home is cleaned and handed over, along with warranties and maintenance guidance.
Questions to ask before you sign
- What exactly is included in the scope, and what is excluded?
- Is the quotation itemised, with material brands and specifications named?
- How are design changes made after sign-off, and how are they priced?
- What is the payment schedule, and is it linked to clear project milestones?
- Who is my single point of contact, and how often will I get updates?
- What warranties come with the joinery, hardware and workmanship?
- Can I see completed projects similar to mine?
Is turnkey right for you?
If you are doing up a full apartment, villa or office, have limited time to spend on site and want one team to answer for the final result, a turnkey project is usually the most stress-free way to get there. If your job is small or you prefer to run things yourself, a design-only engagement may serve you better.
